“Why should I pay you 1% when the agent down the road said they would do it for 0.75% said the potential vendor.
“I completely understand the question Mr(s) Vendor. Let me ask you something back in return. Did they explain exactly how they are going to help you get your home sold, or did they just lower the fee?
Because here is the part worth thinking about.
If an estate agent is prepared to drop their fee straight away, without standing up for their own value, how strong do you think they will be when a buyer tries to knock 10k or even 20k off your price?
Negotiation doesn’t start with the offer.
It starts with conviction. So the real choice isn’t between 1% and 0.75%.
It’s this:
Do you want someone who is confident enough to stand up for their value & negotiate hard on your behalf, or someone who negotiates against themselves before the house even hits the market?
Because the person who folds on their own fee rarely fights hardest for your price…
