The ‘Right’ Estate Agent
Independent local agents, like me, and corporate agents seemingly offer the same service. But in my opinion, there are differences between the two.
As an independent agent, I do not get paid if I cannot sell your home. This leads to a more motivated and pro-active approach than most corporate estate agents. It also means that I must rely solely on my reputation and earned respect within my community. This is because I am effectively the face on my business. It is my name above the door, an estate agent that cannot hide behind a larger organisation. So a strong reputation for being a friendly, local property expert that goes beyond expectation is essential to the success of my business.
Furthermore, because I am more motivated to sell your property, I will offer you more of my time and individual focus than a corporate agent. This includes detailed feedback from viewings, updates on offers and negotiations, with clear and effective communication at all times.
If you have already paid up front to list your property, what motivation is there for that estate agent to sell your property? They will take photos and put your property on an online portal, and that is it. But an independent estate agent would have built relationships through trusted buyers already and will get them excited about your property before it even goes online. It is an entirely different model.
