Renting a Property Legally
Are you a Tenant? – Already required by law, your Landlord has to provide you with a cp12 (gas certificate) and an EPC (Energy Performance Certificate).
From the beginning of April please add an EICR (Electrical Installation Condition Report).
All tenants’ should therefore have in their possession if you are with a private residential Landlord after March 31st 2021:
- A cp12 which needs to be replaced every 12 months.
- An EPC which lasts 10 years, and must be an ‘E’ minimum rating.
- An EICR which will generally last 5 years, but can be less at the discretion of the fully qualified and registered electrical engineer.
There are other more established provisions that need to be adhered to such as ‘working’ carbon monoxide alarms (if gas is in the property), and smoke alarms on each level.
Are you a Landlord? – Please ensure that your tenants’ are safe, you don’t want a hefty fine or worse. A Landlord in the Midlands has been recently jailed for 9 years following the death of a tenant from carbon monoxide poisoning.
