Landlords, what have we learnt?
A question for Landlords? Why are some letting agents potentially charging you a first months’ rent for their services in finding a new tenant, and in some cases more?
Having successfully sourced several new tenants for various Clients myself this month, on each occasion within days of the initial request. I now know exactly what is required of my time in doing so.
Just like me, most of the Agents’ already have a database of potential tenants (but not in all cases), who have lodged their request regarding a particular property in a certain area. I agree there is a requirement to upload the basic information to the online portals after assessing the property, taking measurements, floor plans, credit and reference checks, photos’ and if like me a video. There is also the time for prospective viewings and a few other minor time-consuming actions to fulfill regarding the applicable documentation.
With the average rents in the North East running at approximately £546, that seems to be an awful lot of your money for the task in hand.
